Bidding wars: The new reality in the West Island?

La guerre des offres : La nouvelle réalité dans l’Ouest-de-l’Île?

Bien que la demande pour des propriétés dans la région de Montréal ait été constante depuis le début de l’année, l’offre de maisons à vendre demeure à un niveau historiquement bas. Ces facteurs se cumulent pour créer le cadre idéal pour une guerre des offres; en fait, c’est maintenant chose courante que les propriétés reçoivent plusieurs offres peu de temps après leurs inscriptions, et se vendent ultimement à un prix supérieur à celui demandé.

Parmi toutes les propriétés vendues à Montréal en 2018, 10 % l’ont été pour un montant supérieur de 3,5 % en moyenne au prix demandé. Même si ces statistiques sont assez impressionnantes pour quiconque désire vendre sa maison dans un proche avenir, il est important de noter que les propriétés Deakin continuent d’afficher des résultats encore meilleurs. Parmi toutes les transactions réalisées par Deakin au cours de l’année jusqu’à maintenant, 40 % des ventes ont été conclues pour un montant supérieur au prix demandé de 4,5 % en moyenne.

« La plateforme marketing que nous avons toujours utilisée dans un marché plus équilibré s’avère être encore plus efficace dans le marché actuel en effervescence », a indiqué Jay Deakin, courtier immobilier et copropriétaire des Immeubles Deakin. « Nous avons vu plusieurs de nos propriétés inscrites se vendre beaucoup plus cher et plus rapidement que ce qui était prévu cette année, en raison en grande partie des systèmes que nous avons mis en place en vue de préparer la maison pour la vente et sa présentation au marché ».

Les vendeurs ont définitivement l’avantage dans ces conditions, mais il peut être difficile de savoir comment établir le prix de votre maison afin d’optimiser sa vente tout en obtenant le meilleur prix possible. C’est là que les conseils d’un expert deviennent inestimables.

« Le processus d’établissement des prix est devenu plus complexe étant donné les nouvelles conditions du marché », a souligné Deakin. « Selon le prix de la maison, il peut y avoir deux ou trois stratégies valables pour l’établissement du prix. Dans bien des cas, nous établissons le prix de la maison afin de solliciter plusieurs offres, ce qui peut souvent donner de meilleurs résultats qu’un prix de 2 à 3 % supérieur au prix de vente anticipé comme ce que nous avons fait traditionnellement. Simplement regarder les données sur les ventes ne suffit plus; vous devez être au courant des maisons qui sont actuellement sous contrat avec des offres acceptées et quels acheteurs sont encore actifs sur le marché et pourraient avoir raté quelques maisons. »

Les acheteurs ne savent pas toujours comment faire une offre sur une propriété dans un marché aussi concurrentiel. Dans un climat immobilier typique, les acheteurs décident habituellement de l’offre en fonction des données sur les propriétés comparables dans le voisinage. Cependant, dans le marché d’aujourd’hui, avec une abondance d’acheteurs et peu de propriétés à vendre, le simple volume d’acheteurs concurrents fait souvent grimper les prix au-dessus des ventes comparables récentes.

« Une rencontre avec un courtier en hypothèques avant de magasiner est une étape très importante, et ce, non seulement pour établir votre budget, mais aussi pour obtenir une lettre d’approbation préalable prête à être remise à vos vendeurs avec votre offre », a indiqué Deakin. « Aussi, avoir un courtier immobilier qui est un expert du marché local est plus important que jamais parce que cela permet de vous assurer de faire une offre concurrentielle, tout en protégeant la valeur et en ne payant pas trop. »

Même s’il est impossible de prédire exactement comment se déroulera le reste de l’année, il semble que la tendance aux surenchères se poursuivra à l’automne, puisque les facteurs du marché favorisant ce phénomène ne devraient pas changer au cours des prochains mois.

« Nous avons constaté une hausse des niveaux d’inventaire depuis un mois environ, mais ils demeurent nettement inférieurs aux moyennes historiques », a déclaré Deakin. « Nous allons surveiller cela de près à l’approche de la saison automnale. Tous les yeux seront tournés vers les prix et l’inventaire à la mi-août afin de voir de quoi aura l’air le restant de l’année. Il semble que nous pourrions voir un faible relâchement en fin d’année, toutefois il semble fort peu probable que le marché s’aplanira ou connaîtra un recul cette année. »
