So you’ve finally found the house of your dreams, you and your Deakin Realty broker have submitted a winning bid, you've obtained a mortgage and had a successful building inspection. Your offer is finally firm and binding. You’re sitting down with a congratulatory glass of wine, and about to draft the checklist of things to do before you move. NO NEED! Here it is for you!
• Choose the notary who will handle the purchase transaction on your new home. The brokers at Deakin Realty have experience with local notaries and can point you in the right direction.
• If you’re moving out of a rental, notify your landlord of your moving date.
• Open new accounts with all the utility suppliers at your new home, and arrange for insurance coverage with your insurance company.
• PURGE, PURGE, PURGE! Evaluate all the stuff you own and decide whether it’s worth holding on to. Remember, the cost of your move is based in part on the weight of your belongings.
• Choose a moving company and start collecting boxes to pack your stuff into.
• File a change of address with Canada Post, Revenu-Quebec, Revenue Canada, SAAQ, medicare, magazine subscriptions, etc.
• If your kids will be attending a new school, call their current school and arrange to have their files transferred.
• Be prepared for your welcome tax bill at your new place. Your Deakin Realty broker can help you calculate the amount that will be due approximately six weeks after you move in.
In addition, if you’re SELLING a house in order to move in to your new home, you’ll need to do a few more things:
• Arrange to have your oil or propane tank filled as close as possible to your signing date, and send a copy of the invoice to the notary taking care of the sale.
• Cancel your accounts with Hydro-Quebec, Hydro Solutions, Bell Canada, Videotron, Gaz Met, your alarm company and your insurance company as of the date of your move.
• Accumulate all the manuals that should stay with your present house.
• Arrange to transfer any guarantees on your present house or its systems to the new buyers.
And finally, send out invitations to your housewarming party, because you’ve worked hard and YOU DESERVE IT!
