You might think that the toughest challenge for a realtor would be to find the perfect house for a buyer or to find the right buyer for a home on the market. You’re right in thinking that this can be a lengthy and sometimes stressful process, but finding the house or the buyer, negotiating the price, dates, inclusions, and conditions is just the first step.
Once a Promise to Purchase is accepted by the buyers and sellers, a few conditions will usually kick in, the building inspection condition typically being one of them. The building inspection condition allows a purchaser to ask for a price reduction from the seller if significant defects are found during the building inspection.
However, any issues that were known to the seller at the time of the offer are exempt from this renegotiation process. This is why the brokers at Deakin Realty are currently recommending that all our sellers get a pre-listing home inspection and provide it to the purchasers BEFORE any offer is presented. By doing so, most of the significant issues affecting the property are exposed to the purchasers early on in the offer process, and are therefore off the table in justifying later price renegotiations.
